To local residents, it came as no surprise that CNN/Money and Money magazine last year ranked Sugarland Run, Virginia, as one of the two most desirable places to live in the eastern United States. History, horses, and high technology – the community has it all. Sugarland Run has seen its population grow by nearly 200 percent since 1990. Today, some 30,000 residents can it home.

The area was long home to agriculture, until construction of the nearby Washington Dulles International Airport began, bringing a whole set of new suburban communities along side it. Sugarland Run was built in the 1970s. It is a peaceful, lovely neighborhood with an active community policing program, a lake, two schools, and a community center with one of Loudoun County's largest pools, 26 miles of walking path, 10 tot-lots, and tennis and volleyball courts.

The education needs of youngsters are met by an excellent public school system that boasts good perfomance on national standardized tests and high graduation rates. Most students go on to pursue a college degree.

Real estate in low crime Sugarland Run is varied. The average property – a single-family home of at least three bedrooms – sells for about $365,000. Many rowhouses and units in apartment complexes are also available, and range in price mostly between $170,000 and $650,000, depending on size and structure. Statelier homes, some with horse grounds, sell for upwards of $1.3 million.

Sugarland Run is an affluent suburb, where the median household income of nearby $105,000 surpasses the national average more than three times. Most residents are highly educated, and work for technology companies in the Northern Virginia area. Many are also executives or managers in the private sector, or government employees who commute for work to Washington, DC.

The local economy is super-strong. Unemployment here is 2 percent, much lower than the nationwide rate of 5 percent. Recent job growth outpaces that of other communities, and the projected job creation rate is about four times higher than that of an average community.
