Reston Real Estate

Reston is a densely-populated, urban suburb located about 20 miles outside of Washington, DC. It was founded in 1964 as the first modern planned community. As such, the town incorporates higher density housing while conserving open space, and it mixes use areas for industry, business, recreation, education, and housing. This careful planning gives Reston large swathes of wooded areas and several streams, but no meadows, since the town was built in wooded areas of oak, maple, sycamore, and Virginia pine. The first section of it was built around a lake.

Today, Reston is home to about 56,000 residents. A tightly knit neighborhood of owners and renters, this area's real estate is mostly made up of duplexes and apartment buildings, with the average apartment being a modest one or two bedroom unit. Most housing is established but not old, but there is also some new construction.

As a planned community, Reston is governed by the Reston Association, which serves fourth level government services to its residents. Reston tries to maintain a strict design policy, with detailed rules to the level of the specific color and brand of paint for the trim of specific houses. The average home sold for $406,152 in January 2006. There are many property options ranging from smaller units for about $200,000, to larger more luxurious homes selling for about more than $900,000.

Reston residents are mostly young upwardly mobile singles and college students, although there are some families with young children. Crime here is very low compared to other Virginian communities. Public schools are excellent, given Reston's location within Fairfax County. The teacher to ratio here is high, class sizes small, and graduation rates superb. The majority of Reston residents hold a bachelor's degree or higher, and most graduating high school students go on to pursue higher education.

Despite its relatively small population, Reston is home to the world headquarters of two Fortune 500 corporations: Sprint-Nextel and Sallie Mae. Located here are also the United States Geological Survey and the National Wildlife Federation.
