Pimmit Hills Real Estate

Pimmit Hills, Virginia is just east of Tyson's Corner in Fairfax County with a shade more than 6,100 residents. This 633 acre neighborhood is found within the triangle made by the intersection of three highways, US-495 (the Capital Beltway), US-66, and the Dulles Toll Road (Virginia State Highwy-267).

Leesburg Pike (Route 7), the community's principal artery, is perhaps the oldest highway in North America. Starting as a buffalo path and then as an Indian trail, it became one of the great "rolling roads" of the Colonial period.

Prior to the ground breaking for the planned community in May of 1950, the land was primarily used for farming and grazing. The homes were priced between $11,000 and $12,400. Large, old trees shade the mostly modest single-family detached houses on quarter-acre lots. Of the 1,642 original homes, more than three quarters of them had identical floor plans—3 bedrooms, 1 bath with 883 square feet.

Homes built in the 1960s were added to the community with a larger floorplan—two-story 1,750 square feet homes on one-quarter to one-third acre lots. There were also some older farmhouses in the area. During the 1970s, many homeowners modified their homes with room expansions, second-floors, and basements, so that few of the original homes remain in their original layout.

However, there was a low period in the late 1970s and 1980s for the community. However in the 1990s, more people started to move into the community and infuse money into fix-up neighborhood homes and businesses. Property started to flourish again, and home prices have continued to appreciate in this area. The average home in Pimmit Hills in January 2006, sold for $553,073. There is a variety of homes available, along with new construction, and prices range from $270,000 to $1.16 million.

Pimmit Hills is part of the Fairfax County Public School System, and residents send their children to prestigious K-12 schools that boast high national standardized test scores and excellent graduation rates. Residents describe the neighborhood as a friendly place with a stimulating mix of ethnic cultures, trades people and professionals, families and retirees.
