Nokesville Real Estate

Nokesville, Virginia officially became a town on Aug. 28, 1865, when its U.S. post office was established. It was named for U.S. Marine Capt. Norvel Nokes, who purchased a 100-acre farm that is now part of the town, and named it White Hall.

Today, Nokesville is an idea neighborhood for people looking to be close to urban areas, but prefer to live a more quiet life, in larger homes and amidst nature. Located about 45 miles outside of the nation's capitol, just past historic Manassas, Nokesville is home to some 10,000 residents. Most of them are homeowners who enjoy a rich historic and cultural life, with plenty of options for outdoor recreation, shopping, dinning, very low crime, and excellent public schools.

Real estate in Nokesville mostly dates to the 1960s and 1970s, although there are some well established older homes and historic properties. The average home here sold for $678,086 in January 2006 and is a single-family home of three or four bedrooms.

Smaller dwellings can be found, but most real estate in Nokesville tends to be larger. Colonial style, rambler, and ranch-like style properties, mostly made of brick, are the most common. Many of them are located on wooded lots, some of which spread over a dozen acres. Nokesville is home to a few farms, so barns, sheds, trails, and horses are typical features on local properties.

Nokesville has one high school of about 1,000 pupils, which boasts high test scores on national standardized tests and an excellent graduation rate. Most students here go on to pursue a college degree, a feat made easy by Nokesville's proximity to about seven higher education institutions, including George Mason and George Washington universities.

Residents enjoy a stable local economy that is growing faster than the national average. Unemployment here is half that nationwide, and future job growth is nearly three times as high as in the average American community.

The median age of a Nokesville resident is 41, which makes it a slightly older community than most Washington suburbs. Few college residents and young singles reside here, as the neighborhood is highly family-oriented. The local population density is significantly below state average for cities.
