Montclair, Virginia, is a tightly-knit, recently developed community surrounding a golf course and a man-made lake with boating, fishing and guarded swimming beaches. Located just 30 miles south of Washington, DC, Montclair's development began in the late 1960s and new home construction just recently ended in the 1990s. The community's natural beauty, close located to the nation's capital, and affordable home prices have helped it grow quickly, and today some 12,000 residents call Montclair home.

Children living here receive an excellent education from Prince William County Public Schools, which boast high performance on national standardized tests and excellent graduation rates. Most students go on to pursue a college degree and have easy access to high nearby universities and colleges include George Mason University and Strayer University.

The real estate market in quiet, low crime Montclair consists of single-family homes, condominium units, and townhouses, many of which are located on the lake or golf course. Most properties sell in the broad range of $170,000 to $490,000, with some homes available for less, and some for as much as $650,000. A few select, ranch-like large estates also sell for upwards of $1 million. In January 2006, the average home in Montclair sold for $350,000. This typically buys a three or four bedroom single-family home built since 1960.

Montclair offers its residents a variety of shopping and dining options. It also offers them a wealth of outdoor and nature recreation. More than 35 miles of trails wind through the Prince William National Forest, the region's largest natural area, which is adjacent to the community. Montclair also has two community parks that feature baseball fields, tennis, volleyball and basketball courts and picnic areas. A country club here also provides golf, tennis and aquatic facilities for its members.

The nearby Occoquan Bay National Wildlife Refuge, which borders the Occoquan and Potomac Rivers, is a haven for nature lovers with its countless plant, bird, and butterfly species. Nearby Sandy Run Regional Park is where Olympic athletes train for canoeing and kayaking. Fishing tournaments, boat rentals, a mountain bike trail, and a 17-mile walking trail are available at Fountainhead Regional Park.
