Kensington, Maryland, is a bedroom community located two miles from the Capital Beltway along Connecticut Avenue. The area is halfway between the two limbs of the Washington Metro's red line, and bisected by the MARC commuter rail's Brunswick Line. Approximately 20,000 residents live in Kensington, and are primarily homeowners.

In the 1800s, Kensington was primarily a summer refuge for Washington residents wishing to escape the capital's humid summers. As years passed, it became a year-round home for virtually all its residents, and evolved into the commuter suburb it essentially is today.

The community is peaceful and very green, as most real estate lots are wooded and the neighborhood's streets are lined with trees. A large section of Rock Creek Park forms the lower city boundary, and offers residents access to excellent hiking, biking, walking and jogging trails. Shopping and dining are at nearby malls and entertainment centers. Montgomery County's newly opened Strathmore Center for the Performing Arts is a prized cultural addition to the area.

In January 2006, the average Kensington home sold for $543,090. The typical home is a three or four bedroom single-family home built in the mid-1900s. Although there are properties in complexes and apartment buildings, most units are homes on wooded lots, many of which are turned by homeowners into colorful, aromatic gardens and landscaped yards.

Housing ranges vary in price between $170,000 (for a small condo unit. A stately home on a wooded lot may be listed for $800,000. There are a handful of properties that also sell for as high as $1.6 million.

Kensington, named after the area in the English capital, has a central shopping area that includes the renowned Antique Row on Howard Street and the West Howard Antique District.

With a median age of 41, Kensington is a community slightly older in average age than most American towns. The region is a popular retirement spot, and was named as such last year by CNN/Money and Money magazine. The survey found Kensington to have easy access to more movie theaters, restaurants, golf courses, libraries and museums than most communities around the nation.
