Located about 30 miles outside of the nation's capital in Montgomery County, Germantown is popular with workers who commute into Washington for work.
The area is densely populated. Real estate is mostly new, having been built since 1985. Most available units are row houses and attached homes of one or two bedrooms. Units are also available in complexes, high rises, and smaller buildings. There are some small single-family homes, and a few large dwellings.
The average home sold for $362,000 in January 2006, and most available properties are listed for $195,000 to $400,000. Some select, large homes that sell for more than $800,000.
Germantown is a culturally diverse neighborhood of residents of all ages, most of whom own their home. Most residents are singles, but there are also college students, and some families with children. Education here is highly rated, with a favorable compared to the national average ratio of teachers to students. Classroom overcrowding is not a problem, and most pupils graduate from high school. Many also go on to pursue a college degree.
This is reflected of the level of education of Germantown residents, about 43 percent of who age 25 and older have a bachelor's or advanced college degree. The median income for a household in the area is $62,431, a figure that is above the national average.
Germantown was settled in the 1830s and 1840s by German business owners, some of whom were immigrants from Germany and others who were relocating from Pennsylvania. While most of the local landowners and farmers were English, travelers remembering the accents of the shop-owners called the area Germantown, and the name stuck.
