Fort Washington is a culturally diverse community of some 24,000 residents located along the Maryland banks of the Potomac River just outside of Washington, DC.

While the median cost of real estate here is very high relative to the national average, it is very reasonably priced compared to properties in the northeast quadrant of the District of Columbia, which Fort Washington borders. In January 2006, the median home sold for $350,000, which is an excellent investment given that resident enjoy a favorable appreciation rate of more than 17% in the past year.

Fort Washington – part of Prince George's County – was developed after the 1960s, so the real estate market is a mixture of established but not old homes, and plenty of newer units averaging at least four bedrooms. Almost 88% of Fort Washington residents own their own home. While most of the available homes are moderately priced, some of the more spacious homes along the Potomac River, which enjoy gorgeous views across the river into Virginia, are priced over a million dollars.

Stretched out over nearly 14 square miles, Fort Washington is home to a mixed community of families with children, young, upwardly mobile singles, and college students. The median household income is about $82,000 – significantly higher than the national average, and more than a third of residents have a bachelor's or advanced college degree.

Fort Washington residents, depending on location, send their children to four school districts in neighboring communities. All of them boast a favorable teacher to student ratio, and excellent graduation rates. More than half of high school graduates from the region go on to pursue a college degree.

The neighborhood's proximity to cosmopolitan Washington makes it an excellent place to buy a property. Residents here work for the federal government or private businesses in the nation's capitol, or are employed by nearby institutions such as the National Institute of Standards and Technology, the National Institutes of Health, and the National Oceanic and Atmospheric Administration.
